Carpet Area vs Super Built-Up: Reading a Price Sheet Correctly
The single most common way buyers overpay is by comparing two projects on the rate per square foot without checking which square feet are being counted.
The three numbers
Carpet area is the usable floor space inside the walls of your apartment - what you could actually lay carpet over. Built-up area adds the thickness of the walls and the balcony. Super built-up area adds your proportional share of everything held in common: lobbies, staircases, lifts, corridors, the clubhouse and amenity blocks.
The gap between carpet and super built-up is called loading, and in Hyderabad it commonly runs between 25% and 35%. A project with a lavish amenity block and wide corridors will carry higher loading than a plainer one - you are paying for those spaces either way, which is fine, as long as you know you are.
A worked comparison
Two projects both quote 7,000 rupees per square foot on super built-up area for a 1,800 sq ft unit, so both cost roughly 1.26 crore. The first has 27% loading and delivers about 1,314 sq ft of carpet. The second has 35% loading and delivers about 1,170 sq ft. That is 144 sq ft of real living space - a room - for the same money. Expressed per usable square foot, the second project is roughly 11% more expensive.
What RERA changed
RERA requires developers to declare carpet area, defined consistently, in the agreement. That makes cross-project comparison possible in a way it was not before. Use it: ask for carpet area in writing for every unit you shortlist, and do your comparison on that number.
Ask one question of every sales team: what is the carpet area, and what is the loading percentage? A straight answer tells you a lot about who you are dealing with.
Amenities are not free
None of this means high loading is bad. A well-run clubhouse, generous lobbies and proper circulation space make a building better to live in and can hold resale value. The point is to make the trade deliberately rather than discover it after possession.
