What are the stamp duty and registration charges when buying property in Hyderabad?

Inside GHMC limits you pay 6% of the property value at registration: 4% stamp duty, 1.5% transfer duty and 0.5% registration fee. In gram panchayat areas the total is higher, closer to 7.5%. The charge is calculated on whichever is greater - your agreed sale price or the government guidance value for that locality - so budget for it separately, because it sits outside the price a builder quotes you.

How do I check that a project is genuinely RERA registered?

Accepted Answer

Every project marketed in Telangana must be registered with TG-RERA before a single unit is sold. Go to rera.telangana.gov.in, open Registrations and then Projects, and search by the RERA number, the project name or the promoter name. The listing shows sanctioned approvals, the declared completion timeline, promoter details and any complaints filed against the project. Ask us for the RERA number of anything we show you - we will give it to you before you pay a rupee.

What is the difference between carpet area, built-up area and super built-up area?

Accepted Answer

Carpet area is the usable floor space inside your walls. Built-up area adds the walls and balcony. Super built-up area adds your share of common spaces such as lobbies, staircases, corridors and amenity blocks, and is typically 25-35% larger than carpet area. RERA requires developers to declare carpet area, so compare projects on that number - a lower headline rate per square foot on super built-up area can easily work out more expensive per usable square foot.

Do I have to pay GST on my purchase?

Accepted Answer

Only on under-construction homes: 5% for most residential units and 1% for affordable housing, in both cases with no input tax credit. Once a project has received its completion certificate, ready-to-move-in and resale homes attract no GST at all. For a one crore purchase that is a five lakh difference, which is often the largest single cost gap between a ready unit and an under-construction one.

Which parts of west Hyderabad should I be looking at?

Accepted Answer

It depends on your budget and how long you plan to hold. Financial District and Kokapet carry the highest prices and the deepest office demand. Neopolis is the newer planned extension of that corridor. Tellapur and Kollur sit a step behind on price with strong ORR connectivity, and Miyapur, Bachupally and Rajendranagar offer the most accessible entry points for first-time buyers. We would rather talk through your horizon and budget than push a single locality.

What documents should I verify before booking a home?

Accepted Answer

At minimum: the title deed, an encumbrance certificate covering the last 30 years, the sanctioned building plan, and the TG-RERA registration. For a completed building, also ask for the occupancy certificate - without it the building is not legally fit for occupation and banks may refuse to lend. For resale, add the latest property tax receipts and a no-dues certificate from the society. We run these checks on every project we recommend.

Can NRIs buy property in Hyderabad?

Accepted Answer

Yes. NRIs and OCI cardholders can buy residential and commercial property in India under FEMA, with no limit on how many. The restriction is on agricultural land, plantations and farmhouses, which need RBI approval. Payment must move through normal banking channels using NRE, NRO or FCNR accounts - not foreign currency in cash. Most Indian banks offer NRI home loans, and a registered power of attorney lets someone complete registration on your behalf if you cannot travel.

How much home loan can I get, and what will the EMI look like?

Lenders typically fund 75-90% of the property value, with the share falling as the loan size rises, so plan for a down payment of at least 10-25% plus registration charges. Eligibility is usually set so that all your EMIs together stay within roughly half your net monthly income.
